Frequently Asked Questions

Each Wichita Oasis property is available for short term and extended stays through online travel agencies such as Airbnb & VRBO which function as third party platforms. However, you can save by booking directly through our website, offering you the same quality stay at a lower price.

What are the requirements to book directly?

You must be at least 25 years of age (and be willing to provide proof at the time of reservation), and you will be responsible for all other persons staying in the property during the reservation. You will need to provide a valid credit card for any incidentals. (see more information below)

What’s the process of booking directly?

After completing the online reservation process, we’ll review your reservation to make sure all the information is complete and that it meets our minimum night stay and other requirements. You’ll receive confirmation of your reservation within two business days.


At the time you make your reservation, 50% of the accommodations fee will be charged to your credit card, the remaining 50% will be charged 30 days prior to arrival. The deposit is taken out the day before your reservation. You’ll receive all the check in details through email 5 days prior to your stay.


Can we set up multiple payments?

Unfortunately, no. Upon making your reservation, 50% of the accommodation fees will be charged to your credit card, 30 days prior to arrival remaining 50% will be charged. There will be a hold on your card for $500 or less for the deposit.

What fees are included?

Besides the accommodation fees, reservation fees include, but are not limited to, lodging taxes, cleaning fees, management fees, and pet fees where applicable.


What is your cancellation & refund policy?

We allow free cancellation for 48 hours; please refer to the cancelation page.


What if we need to change/alter our reservation?

We allow a 1 time courtesy to alter your reservation up to 14 days prior to check in.

Can I bring my pet?

Absolutely no pets are allowed in the property, kept in vehicles, on the decks/patios, or on the premises at any time if the property does not allow pets. An additional $250 cleaning fee will be charged and you will be asked to leave without a refund. For our pet friendly properties, we will collect the pet deposit in a separate fee before your stay.

How much is the security deposit and when is it refunded?

Security deposits vary by property and can be found on each listing. Your credit card will only be charged in the case of incidentals, damage, additional cleaning, violation of house rules etc. If charges are made, you’ll receive a receipt and documentation within 30 days of checkout.

What if there’s an issue at the property?

We’ll do everything in our power to ensure your stay is comfortable and hassle free. If there is a malfunction or any issue, we ask that you let us know immediately by call our team at (304) 282-8050 or text (316) 708-4038. We will make every effort to resolve the issue in a reasonable amount of time.

What’s the process for check in?

Similar to online platforms like Airbnb or VRBO, we will send all your check in details prior to your stay (typically 5 days before check in). You’ll have all the information you need to find the house and enter with a code or key at your convenience after the posted check in time.

Will anyone be on the premises during my stay?

Depending on your specific location and if the host lives on site, you will likely not have any interaction with the property host. We value your privacy. That being said, you may see lawn or pool/hot tub maintenance workers outside. We try to handle any maintenance issues of the homes between reservations, but should there be a need for someone to come inside during your stay, we will reach out to you first.

What are the rental rules?

We encourage you to read over the Terms and Conditions for our full Rental Agreement. Each property’s listing will include their own specific house rules, and in addition, the following rules apply to ALL properties:

·      No smoking or vaping within 25 ft of a house or doorway

·      No illegal drugs or substances

·      No fireworks, firearms, explosives, or dangerous items

·      Candle or incense burning is not permitted

·      No unregistered guests are allowed during stay without prior approval

·      The Hot tub/Swimming pool is only to be used between hours of (8AM to 11PM) unless prior approval.

·      Guests are responsible for ensuring all visitors follow house rules

·      No parties, or loud music, must keep noise to a minimum and follow quiet hours

Are linens and supplies provided?

Yes! You’ll find starter items such as coffee, creamer, sugar, shampoo, conditioner, hand soap, laundry detergent, paper towels, dishwasher soap and dish soap in your property. Once these items have been exhausted, it is your responsibility to replenish as needed during the length of your stay. Other items such as tea, filters, spices, etc may be provided by the homeowner but are not guaranteed.

May I invite visitors to the property?

We do not allow gatherings, events, or parties at most of our properties (see each listing’s house rules to confirm) and as such, we reserve our homes for confirmed overnight guests. No visitors may come onto the property without the written permission of the hosts prior to your stay.
