House Rules


“ All Guests (and any Visitors) must comply with all House Rules and any other instructions from the Property Manager.

Security deposit may be required.

Gatherings, events, and multiple families must message the host before booking. Will not accept booking one day on a weekend or locals without prior approval or for one guest.

One-night stays on weekends may be declined without prior message/approval from the host.

Guests must notify the Property Manager of any disputes or complaints from neighbors as soon as reasonably practicable.

Guests are fully responsible for the safety and security of their children at all times, as well as any disturbance caused to other residents in the Neighborhood;

Guests and Visitors must keep noise to a minimum as not to disturb the occupants of neighboring properties – especially during nighttime hours (e.g. 9 pm – 8 am), and upon arrival and departure;

Excessive noise is prohibited at all times and may result in termination of the rental agreement, eviction, loss of rental paid and extra charges which may be deducted from the Security Deposit;

No unregistered guests are allowed during their stay, unless received prior approval. Guests not listed on itinerary and without prior approval will be charged $50/night. Daytime visitors must be approved.

Guests are responsible for ensuring maximum guest numbers listed on reservation are not exceeded; and that approved visitors are complicit with these House Rules.

Any additional overnight Visitors must be approved in advance during the booking process and are subject to an additional fee as noted in the price.

Parties and large gatherings of any kind are strictly prohibited at the Rental; and

Any small gathering must comply with other rules set regarding Noise, the Neighborhood and Visitor numbers.

Outdoor amenities are not to be used after 10:30 PM unless prior approval from host, must still comply with noise rules, and if violated will be asked to leave the property. This is strictly enforced not to disturb neighbors. Violations of noise, parties, neighborhood disruptions could result in a $300 minimum charge.

Must follow the rules set in the checkin message using the pool/hot tub. During the winter/fall or spring depending on weather, the additional charge for heated pool is $50 a day. If cover is left off fee of $150 a day. Glassware in or around pool/hot tub could result in fee of up to 1,000 for cost of draining and removing glass.

Guests and any Visitors are to comply with parking regulations and other requirements set out below and show consideration to neighbors and other vehicles; and

Guests and their Visitors are to dispose of Garbage in the allocated trash cans, and excess rubbish must not be left in public or common areas.

Any time Guests leave the Rental, it is their responsibility to ensure all windows and doors are closed/locked to maintain security and prevent rain and water damage.

Guests must switch off lights, air conditioning, fans, electronics such as televisions when not in use to promote energy saving. It is not permitted to leave the air conditioning below 70, and heating above 68 when Guests are absent from the rental. Guests can adjust thermostat to a reasonable temperature while occupying.

The Hot tub/ Swimming pool is only to be used between the hours of 8 am and 11 pm, unless prior approval. Noise curfew must be followed during this time.

For safety reasons, it is not permitted to use any glassware in or around the pool/hot tub area. Failure to comply with this rule will result in a fine deducted from the security deposit.

Guests must supervise any babies and children at all times.

Smoking is not permitted inside the home. Violations could incur a $300 minimum charge.

Cigarette butts must be disposed of properly and not thrown on property grounds. Failure to do so will result in a deduction from the security deposit.

Pets are only permitted with prior approval and are associated with a nightly charge.

Specific rules regarding Pets at the are as follows: must clean up after pets, responsible for any damages caused by pets. Pets are $50 a night per pet. Unauthorized pets, or unnecessary cleaning caused by pet could result in $250 charge.

All Damages and Breakages must be reported to the Property Manager as soon as reasonably practicable. Failure to report them will likely result in a penalty deduction from the security deposit. And;

To avoid Damages and Breakages, no furniture is to be moved from one room to another without prior agreement. Also;

No bathroom towels are to be removed from the property (i.e. for pool use). Separate pool towels are provided for this purpose.

Please don’t eat or drink in the bedrooms, or living area

Must respect check-in and check-out times unless prior arrangements are made with the host. Unauthorized checkout will incur a minimum $50 charge. Each hour $185, and if it forces a subsequent party to cancel their stay will result in a charge equal to the value of their stay.

Breach of any of these House Rules is a breach of the Terms and Conditions of occupancy as per the Rental Agreement.

The Owner and Manager reserve the right to terminate permission to occupy and to evict from the Rental, any Guests or Visitors who refuse to follow these House Rules or who cause a nuisance to neighbors or other residents of the community.

Security deposit is collected prior to reservation date.

It is ideally located in Wichita and quiet neighborhood in historic college hill by a Frank Lloyd Wright home. The home offers a luxurious solution for those looking to stay with family and friends or to host a special event.

It is situated steps from Clifton Square, which offers plenty of entertainment, restaurants, spas, boutiques, bakeries, beauty salons, and is perfect for a night out with friends. Those looking for additional entertainment can take a five-minute drive to downtown Wichita which has a riverwalk, kayaking, art, restaurants, nightlife, and more.

The home can accommodate a maximum of 20 people and is composed of 4 bedrooms across two floors (3 levels in total). The 5th bedroom is currently being used as a sitting area but a potential to add a bed by request.

On the ground floor, you can find a large kitchen equipped with everything you need, the lounge area, a bathroom, and a half bath.

Upstairs are three more bedrooms, a master suite, and a bathroom down the hallway

On the top floor, you can find an additional bedroom with a second living room, and reading nook

In addition, the home is completed by a heated saltwater pool, outdoor dining/seating, and a spa.

Outdoor propane grill available upon request.

The home is equipped with the latest audio/video systems, such as LCD Smart TV screens, and wireless audio systems for connecting your phone/PC located in the bathrooms.

The home comes with everything you need.
Additional notes
Pool and hot tub open, for heating pool daily fee based on season and weather (please remember pool is not a hot tub, and temp can vary). Please remember that this is over a 100-year-old house, and will have slight imperfections. Use of pool/spa is a fee or for larger parties is separate listing.
