A large fenced-in backyard includes outdoor dining, games, and a firepit. The interior consists of a newly renovated space with two living areas. The home has all the amenities needed, including a fully stocked kitchen, washer/dryer, and large parking area. Pool is above ground, is not set-up until late June 16th.

House Rules
“ All Guests (and any Visitors) must comply with all House Rules and any other instructions from the Property Manager.
A security deposit may be required.
Gatherings, events, and multiple families must message the host before booking. Will not accept booking one day on a weekend without prior approval.
One-night stays on weekends may be declined without prior message/approval from the host.
Guests must notify the Property Manager of any disputes or complaints from neighbors as soon as reasonably practicable.
Guests are fully responsible for the safety and security of their children at all times, as well as any disturbance caused to other residents in the Neighborhood;
Guests and Visitors must keep noise to a minimum as not to disturb the occupants of neighboring properties – especially during nighttime hours (e.g. 10 pm – 8 am), and upon arrival and departure;
Excessive noise is prohibited at all times and may result in termination of the rental agreement, eviction, loss of rental paid and extra charges which may be deducted from the Security Deposit;
No unregistered guests are allowed during their stay, unless received prior approval. Guests not listed on itinerary and without prior approval will be charged $50/night. Daytime visitors must be approved.
Guests are responsible for ensuring maximum guest numbers listed on reservation are not exceeded; and that approved visitors are complicit with these House Rules.
Any additional overnight Visitors must be approved in advance during the booking process and are subject to an additional fee as noted in the price.
Parties and large gatherings of any kind are strictly prohibited at the Rental; and
Any small gathering must comply with other rules set regarding Noise, the Neighborhood and Visitor numbers.
Outdoor amenities are not to be used after 11 PM unless prior approval from host, must still comply with noise rules, and if violated will be asked to leave the property. This is strictly enforced not to disturb neighbors. Violations of noise, parties, neighborhood disruptions could result in a $300 minimum charge.
Guests and any Visitors are to comply with parking regulations and other requirements set out below and show consideration to neighbors and other vehicles; and
Guests and their Visitors are to dispose of Garbage in the allocated trash cans, and excess rubbish must not be left in public or common areas.
Any time Guests leave the Rental, it is their responsibility to ensure all windows and doors are closed/locked to maintain security and prevent rain and water damage.
Guests must switch off lights, air conditioning, fans, electronics such as televisions when not in use to promote energy saving. It is not permitted to leave the air conditioning below 70, and heating above 65 when Guests are absent from the rental. Guests can adjust thermostat to a reasonable temperature while occupying.
The Hot tub/ Swimming pool is only to be used between the hours of 8 am and 11 pm, unless prior approval. Noise curfew must be followed during this time.
For safety reasons, it is not permitted to use any glassware in or around the pool/hot tub area. Failure to comply with this rule will result in a fine deducted from the security deposit.
Guests must supervise any babies and children at all times.
Smoking is not permitted inside the home. Violations could incur a $300 minimum charge.
Cigarette butts must be disposed of properly and not thrown on property grounds. Failure to do so will result in a deduction from the security deposit.
Pets are only permitted with prior approval and are associated with a nightly charge.
Specific rules regarding Pets at the are as follows: must clean up after pets, responsible for any damages caused by pets. Pets are $50 a night per pet. Unauthorized pets, or unnecessary cleaning caused by pet could result in $250 charge.
All Damages and Breakages must be reported to the Property Manager as soon as reasonably practicable. Failure to report them will likely result in a penalty deduction from the security deposit. And;
To avoid Damages and Breakages, no furniture is to be moved from one room to another without prior agreement. Also;
No bathroom towels are to be removed from the property (i.e. for pool use). Separate pool towels are provided for this purpose.
Please don’t eat or drink in the bedrooms, or living area
If staying at a property with heated pool if wanting to warm in the fall/winter daily rates are subject to outdoor temperature and could be additional $50/day.
Must respect check-in and check-out times unless prior arrangements are made with the host. Unauthorized checkout will incur a minimum $50 charge. Each hour $100, and if it forces a subsequent party to cancel their stay will result in a charge equal to the value of their stay.
Breach of any of these House Rules is a breach of the Terms and Conditions of occupancy as per the Rental Agreement.
The Owner and Manager reserve the right to terminate permission to occupy and to evict from the Rental, any Guests or Visitors who refuse to follow these House Rules or who cause a nuisance to neighbors or other residents of the community.
Security deposit is collected prior to reservation date.
